Warranties issued by manufacturers become potentially effective only when the commercial roof actively leaks; there is no provision for anticipation of leaks or corrective action to any roof assembly components affected by leaks.
Bronze Plan
- Annual Inspection will consist of visual inspection of all roof and wall surfaces including, SSMR, Thru fastened roofs, and wall panels. Our inspection also covers all roof penetrations and flashings. Flashings will include ridge, ridge closures, hip and hip closures, rakes, roof to wall, side wall
- Inspection and repair of drain systems, including gutter and downspouts (underground or internal drain systems we can provide an additional quote if needed)
- Full report issued after each inspection
- Owner responsible for all material and labor costs resulting from repairs needed from Inspection.
Silver Plan

- Reduced rate on service calls
- 50% reduced rate on all labor costs resulting in repairs from the Inspection. Owner will be responsible for materials cost
- Full report issued after each inspection
Gold Plan
- Quarterly Inspection will consist of visual inspection of all roof and wall surfaces including, SSMR, Thru fastened roofs, and wall panels. Our inspection also covers all roof penetrations and flashings. Flashings will include ridge, ridge closures, hip and hip closures, rakes, roof to wall, side wall
- Inspection and repair of drain systems, including gutter and downspouts (underground or internal drain systems we can provide an additional quote if needed)
- Unlimited Service calls along with repair and maintenance for all roof needs including re-sealing flashings and or penetrations.
- Immediate response to storm repair calls, or needed repairs
- Full report issued after each inspection
Service & Maintenance Agreement
With a Service & Maintenance Agreement from Hi-Tech Systems, you will get a dedicated service technician who personally develops a relationship with you and your commercial roof. You will also get pre-scheduled inspections: bi-monthly, quarterly, semiannual or annual. Once or twice a year (or more often if conditions dictate) an experienced roof auditor will walk the commercial roof areas covered by the Service & Maintenance Agreement, conduct a visual audit, perform an informal non-destructive survey of the roof(s) and provide a written report with pictures on existing roof conditions. All routine maintenance required will be noted for corrective action, and documented in our Facility View program. Following each audit, a Hi-Tech maintenance crew will be dispatched to the facility to perform routine maintenance to the commercial roof. If the roof membrane has been damaged by wind, debris, maintenance contractors, or facility maintenance personnel, a written proposal for the cost to repair such damage will be provided with a thorough report of the findings. After a facility representative has accepted the Hi-Tech repair proposal, the maintenance crew will complete repairs to the damaged commercial roof areas during the time of maintenance work.
Preventive Roof Maintenance Agreement
As certified installers for the leading manufacturers in the commercial roof industry, we are experienced with the manufacturer’s warranty conditions and clauses. All of Hi-Tech Systems Roof Maintenance Agreements include performing the required inspections and repairs to keep the manufacturer’s warranty valid and up to date. Our Roof Maintenance Agreement is intended to provide owners of facilities an alternative to the manufacturer’s commercial roof system warranty. These warranties generally provide no protection against incidental damages to the roof by lack of maintenance and no provision for preventive maintenance of the roofing assemblies.
